Estate housing, and what it came with
Meadow Springs was developed largely through the 1990s and 2000s around the Meadow Springs golf course, north-east of the Mandurah town centre. It is conventional estate housing: single-storey brick and tile on regular lots, consistent build quality, and mains gas through most of the suburb.
Most homes here were fitted with either a gas storage tank or an electric storage tank when built. Twenty to thirty years on, those units are at or past replacement age, and the majority of our Meadow Springs work is planned changeovers rather than emergency call-outs.
The best solar roofs in the city
If you are going to put solar hot water anywhere in the City of Mandurah, this is the suburb for it. Estate roofs are large, uncluttered and frequently well oriented, mature shade trees are uncommon, and the suburb sits far enough inland that salt corrosion on collector frames and fixings is a manageable maintenance item rather than the dominant factor.
The honest caveat is cost. Solar remains the most expensive system to buy, and the payback depends on what it is replacing. Against an old electric storage tank the numbers are good. Gas is the straightforward option
Where a gas storage tank has failed, replacing it with a continuous flow unit in the same position is usually the cheapest and most sensible move. It frees up floor space, removes the standing heat loss, and does not run out. Sizing is the only real decision: a two-bathroom family home normally wants 20 to 26 litres per minute.
For all-electric homes in the pockets without gas, a heat pump is worth pricing against another element tank. Mandurah winters are mild enough that the efficiency holds up year round, and the inland position means the coil fins are not collecting salt.
What actually breaks here
Scale is the local villain rather than salt. Scheme water in the Peel region deposits on heating elements, tempering valves and outlet fittings, and scaled elements run hot and fail early. Seized tempering valves are common enough that lukewarm water in the shower with hot water at the kitchen tap is one of the first things we check.
Beyond that: relief valves that have started weeping, gas storage tanks reaching the end of their cylinder life, and the occasional ignition or thermocouple fault. The repairs page covers what to check before booking.

Why is solar hot water a better fit in Meadow Springs than closer to the coast?
Two reasons. The estate housing here mostly has large, unshaded, north-facing roof planes built in the 1990s and 2000s, which is what collectors want. And being several kilometres back from the ocean, frames and fixings are not fighting constant salt-laden wind, so the mounting hardware lasts much closer to its rated life.
My Meadow Springs house has a 1990s gas storage tank — replace like for like?
Not necessarily. Gas storage units were standard when much of the estate was built, but a continuous flow unit in the same position usually costs less to run and takes up far less space. The exception is a household with several showers running simultaneously, where a storage tank's ability to deliver full flow to multiple outlets still counts for something.
Is hard water a problem for hot water systems in Mandurah?
Scheme water in the Peel region leaves scale on heating elements, tempering valves and the outlet side of storage tanks. It is the main reason electric elements here fail earlier than their nominal life. Scale is not a reason to change system type, but it is a reason to have the element and tempering valve checked rather than waiting for lukewarm water.
