Hot water for a coastal town, not a generic quote

Mandurah is not an easy place to own a hot water system. Most of the housing that matters sits within a few kilometres of the ocean or the Peel-Harvey Estuary, and salt-laden air is hard on outdoor tanks, solar frames and heat pump fins. Add the scale that scheme water leaves on elements and tempering valves, and units here often need attention earlier than the brochure suggests.

Start with the fuel, not the brand

Around half the conversations we have end differently than the caller expected, because the choice is driven by supply rather than preference.

• Mains gas runs through most established Mandurah suburbs on the ATCO network. If you have a gas cooktop or gas heating, continuous flow is usually the cheapest system to run.
• LPG bottles are still the reality in parts of Dawesville, Bouvard and the rural blocks east of the estuary. Gas is still workable there, but the running cost maths changes.
• Electric only covers a lot of the older units and villas in Silver Sands and Greenfields. That is where a heat pump usually beats a straight element swap over the life of the unit.
• Solar suits north-facing tile or Colorbond roofs with clear sun, which describes a great deal of Meadow Springs and Madora Bay.

What a replacement actually involves

A like-for-like swap in the same position is the quick version: isolate, drain, disconnect, remove, set the new unit on the existing base, reconnect, fit or replace the tempering valve and relief valve, fill, test. Half a day at most.

It stops being quick when the position changes, when you switch fuel types, or when the old installation predates current standards. Moving a unit means new water lines and often new electrical or gas runs. Switching from electric to gas means a new gas point, a flue clearance check and an electrical decommission. In Western Australia the work has to be done by a licensed plumbing contractor, and gas connections by a licensed gas fitter. A tempering valve limiting bathroom outlets to 50°C is mandatory on residential installations. More detail sits on the installation page.

When it fails without warning

Tanks rarely die politely. The common Mandurah emergencies are a rusted-through cylinder dumping water down the side of the house, a relief valve that has started weeping and will not stop, and a gas unit that lights and immediately drops out. If water is running and you cannot stop it, turn off the cold water isolation valve on the inlet pipe to the unit, then call. That single valve prevents most of the damage.
