A suburb built on the dune line
Silver Sands runs north from the Mandurah Ocean Marina along the beachfront, and it is the most exposed residential pocket in the City of Mandurah. A good deal of the housing is 1960s to 1980s units, villas and holiday flats, built close together and close to the water, with plant and services squeezed into whatever space was left.
That combination — old buildings, small sites, direct salt exposure and shared ownership structures — makes Silver Sands the suburb where hot water systems die youngest and where replacing them is most fiddly.
Corrosion is the whole story
Everywhere else in the Peel region, we talk about salt as a factor. Here it is the factor.
Salt-laden onshore wind attacks the casing, the mounting bracket, the fixings, the flue terminal on a gas unit, and the coil fins on a heat pump. It gets into the seams. It works under paint. The units that survive best are the ones mounted on a sheltered elevation, on a sound base rather than a rusting stand, using coastal-rated fixings, and rinsed with fresh water occasionally.
If you are specifying a heat pump or solar collectors within a few streets of the beach, ask the supplier directly about the corrosion rating of the hardware and the warranty position on coastal installations. Some warranties are reduced or excluded in a marine environment, and that is worth knowing before you pay rather than after.
Small spaces, small systems
Unit and villa plant space is tight. A 315 litre tank that fits comfortably beside a Meadow Springs house does not fit in a Silver Sands courtyard, and a heat pump that needs clear airflow around the fan cannot go in a sealed alcove.
That pushes a lot of installations towards compact options: a small electric storage tank where the existing position allows, or a wall-mounted gas continuous flow unit where mains gas is connected and there is an external wall to hang it on. Strata and holiday letting
Two ownership realities shape the work. First, many of these buildings are strata-titled, and whether the unit is lot property or common property determines who authorises the spend. Get that settled before booking.
Second, a significant share of Silver Sands stock is short-stay accommodation. Systems sit idle for weeks then face full occupancy, which is hard on relief valves and on continuous flow units that have not fired in a while. If a property is let, a scheduled service before the summer season costs less than a mid-January failure.

Why do hot water systems fail so fast in Silver Sands?
Direct ocean frontage. Salt-laden air blows across the dune line onto units mounted on exposed walls, and the corrosion works on casings, brackets, screws, flue terminals and heat pump fins at once. A unit that would give twelve years in Greenfields can give seven or eight here if it sits on a western elevation with no shelter and never gets rinsed.
What size hot water system suits a one or two bedroom unit?
A 125 to 160 litre electric storage tank covers one or two people comfortably, and a 16 litre per minute continuous flow unit does the same job with no tank at all. For holiday letting, where occupancy swings between empty and full, continuous flow avoids heating a tank for nobody. Space is often the deciding factor in a Silver Sands unit rather than capacity.
Who approves the work in a strata block?
It depends on whether the system is inside the lot or common property. A hot water unit serving a single lot is usually the owner's responsibility; one in a shared plant area or servicing multiple lots is generally the strata company's. Sort that out before booking, because the wrong answer means a tradesperson attends and cannot be authorised to proceed.
