A suburb of original installations

Erskine sits between Mandurah and Falcon, east of the coastal strip and fronting the Mandurah Estuary. Most of it went in during the 1980s and 1990s as conventional single-storey brick-and-tile housing, with pockets of canal and waterfront development along the estuary edge.

The consequence for hot water is simple arithmetic. The Peel-Harvey Estuary is saline, and Erskine's westerly aspect means units on that side of a house get moist, salt-bearing air off the water. It is a gentler regime than the beachfront suburbs — Silver Sands is a different order of problem — but it still shortens the life of brackets, casings and exposed fixings compared with an inland position.

Where the block layout permits, we prefer to put a new unit on a sheltered elevation. Where it does not, coastal-rated fixings and a maintained service interval do most of the work.

What suits the Erskine housing stock

Most of the suburb has mains gas, which makes a gas continuous flow unit the default replacement for a failed tank in a two- or three-bathroom family home. Where there is no gas and the household is permanent, a heat pump is usually the better long-term buy than another element tank — Mandurah's mild winters suit them well.

Roof aspect across the 1980s housing is mixed, with tile roofs that were never engineered to carry a rooftop tank. Where solar makes sense here, it is generally as a split system with the tank at ground level.

Does estuary frontage cause the same corrosion as ocean frontage?

Less severe, but real. The Peel-Harvey Estuary is saline and the westerly wind carries moisture off it, so units on estuary-facing walls in Erskine corrode faster than equivalent units a few streets inland. It is not the same punishment as a beachfront position in Silver Sands, but it is enough to justify a sheltered siting when the house allows it.

My Erskine house still has its original hot water tank — should I pre-empt it?

If a storage cylinder is past about twelve years, planning the replacement beats waiting for it. A tank that fails does so by leaking, and a leaking cylinder in an internal alcove or against a rendered wall causes damage that costs more than the unit. Can a hot water system be installed on a canal-front block?

Yes, with the usual constraints. Canal blocks in and around Erskine and Novara often have tight side access and limited space for an outdoor unit, which matters most for heat pumps that need clear airflow.
